    Tear-off & prep

    Full tear-off, deck inspection, high-temp underlayment and ice-and-water shield at eaves, valleys and penetrations.

    Panel install

    Panels are rolled and cut to length, installed with concealed clips, and finished with custom-bent ridge, hip, valley and gable trim.

    Snow guards & details

    Snow guards, vent boots and chimney crickets installed per manufacturer detail to keep the roof watertight and safe below.

How long does a metal roof last on Vancouver Island?+

A properly installed 24-gauge standing seam roof will typically last 50+ years on Vancouver Island. The Kynar 500 paint finish carries a 40-year warranty against fade and chalk.

Is a metal roof loud in the rain?+

No. Metal roofs installed over solid wood decking with proper underlayment are no louder inside the home than an asphalt shingle roof. The 'tin roof in the rain' sound only happens on metal installed over open purlins (barns, sheds).

How much more does metal cost than asphalt?+

On Vancouver Island, a standing seam metal roof typically costs 2 – 2.5x the price of an architectural asphalt roof. Because metal lasts 2 – 3x longer, the lifetime cost per year is usually lower.

Will a metal roof attract lightning?+

No. Metal roofing does not attract lightning, and is in fact considered one of the safest roof materials in a lightning strike because it is non-combustible and conducts the charge to ground safely.

Can you install a metal roof over my existing asphalt?+

We strongly recommend against it. A proper tear-off lets us inspect the deck, install fresh high-temp underlayment, and ensure the metal sits perfectly flat — which is essential for both appearance and watertightness.
