Do skylights leak?+
Properly installed and flashed skylights from a major manufacturer do not leak. The vast majority of skylight leaks we see are from improper flashing (no engineered kit), failed glazing seals on 25+ year old units, or cracked perimeter sealants.
How long do skylights last?+
Modern VELUX-style skylights are designed for a 20 – 25 year service life. We recommend replacing any skylight older than 20 years at the same time as a roof replacement — the labour to access it is already spent.
How much does a skylight installation cost?+
A fixed skylight installation on Vancouver Island typically runs $1,800 – $3,200 supplied and installed. A solar-powered fresh-air model with rain sensor typically runs $2,800 – $4,500.
Can you add a skylight without replacing my roof?+
Yes — we install new skylights into existing roofs regularly. We carefully remove a section of roofing, frame the opening, install the skylight with full flashing, and reweave the surrounding material.
Do solar-powered skylights actually work in cloudy weather?+
Yes. The integrated solar panel charges a small battery that operates the motor; even on overcast Vancouver Island days the panel collects enough energy. Most also include a backup hardwired option.
